Rental Application Criteria
Review VRA Property Management's application and screening criteria before applying for an available home.
Before you apply
Know what to expect.
All applicants must complete an application through Findigs, VRA's third-party screening partner. Each adult age 18 or older who intends to occupy the home must submit a separate application.
Applications are reviewed on a first-come, first-complete basis.
Application fee
The application fee is $45 for each adult applicant.
Income
A minimum of three times the monthly rent in verifiable gross income is required. Income may be combined among approved applicants. Acceptable documentation includes recent pay stubs, offer letters, tax returns, or other verifiable proof of income.
Credit review
VRA generally looks for a credit score of 670. Applicants with scores from 620 through 669 may still be considered based on the complete application and all screening reports. A credit score alone does not guarantee approval or require denial.
Additional approval conditions
An additional security deposit or a qualified guarantor may be required depending on the applicant profile.
Rental history
Rental history will be reviewed. Prior evictions, unpaid landlord balances, or a pattern of late payments may result in denial.
Background check
A background check is required. Applications may be denied for certain criminal convictions, consistent with local, state, and federal Fair Housing laws.
Deposit and move-in funds
The security deposit is typically one month's rent, but may be higher depending on application results. The full deposit and first month's rent are due prior to move-in.
